Lisa Vanderpump has addressed rumors she's returning to The Real Housewives of Beverly Hills.

Amid speculation Lisa will reprise her role on The Real Housewives of Beverly Hills following her Season 9 departure, Lisa told People that won't be happening.

"I always have said, 'never say never.' And that show was very good to me on so many levels," Lisa, 64, told the magazine on Wednesday, February 5.

"But no, I am so busy in my life. I've got some new restaurants and I've got another big project coming up, and Vanderpump Villa has taken up a lot of my time and Vanderpump Rules, so I wouldn't [come back]."

Lisa also admitted she is "not close" to the current cast of Housewives, with the exception of Garcelle Beauvais.

"There's a couple of them I don't like, so I'm being honest," Lisa confessed.

Lisa therefore said "it wouldn't really make sense" for her to star on the Bravo reality series again.

"I know [there's] been a lot of gossip about it, and then normally I wouldn't comment on it, but no, it's not happening," Lisa confirmed.

The Real Housewives of Beverly Hills' fourteenth season, which premiered in November 2024 on Bravo, is comprised of Garcelle, Kyle Richards, Erika Jayne, Dorit Kemsley, Sutton Stracke, and Bozoma Saint John, with Kathy Hilton occasionally appearing on the show as a "friend."

Bravo host Andy Cohen also previously shot down rumors that Lisa would be starring on The Real Housewives spinoff again.

"It was repeated all over the place that I'm trying to get Lisa Vanderpump back on The [Real] Housewives of Beverly Hills," Andy reportedly said on his SiriusXM show Andy Cohen Live on January 21.

"Let me restate my abject love for Lisa Vanderpump, but I don't know where the rumor came from. I don't see her coming back to that show."

As for Vanderpump Rules, Bravo is launching Season 12 as a reboot with a brand new cast of SURvers that will be sure to spark drama.

Lisa, the co-owner of Sur, a popular restaurant in West Hollywood, CA, told People of the new season, "We're just about to start. But it's incredible really, because just when you think, 'Oh, I'm never going to see somebody that's crazier than that or more beautiful than that,' and then suddenly they appear."

Lisa explained how it's simply "like that in Hollywood," and she added, "It's incredible the amount of people that are just so much fun, and it's such a vital kind of city."

Lisa also teased how there will be "a revolving door of drama" and a "great season" for fans to watch.

Bravo announced in late November 2024 it ordered a twelfth season of Vanderpump Rules and that the show is going to star Lisa and a brand new group of "close-knit SUR-vers who are as complicatedly involved with one another as their iconic predecessors," according to the network.

The original cast -- Ariana Madix, James Kennedy, Katie Maloney, Lala Kent, Scheana Shay, Tom Sandoval, and Tom Schwartz -- had learned of the casting shakeup only 24 hours before Bravo made its big announcement in November 2024.

"The last 12 years of filming have been an extraordinary run full of laughter, tears and everything in between," Lisa said in a statement in November.

"I can't thank enough those who have shared their lives. How I love you all. In the restaurant business, one shift always gives way to another. Cheers to the next generation of Vanderpump Rules."
